WHO NEEDS AN INSPECTION?

Whether you’re buying or selling a building, an inspection is a valuable tool. A quality inspection saves you time, money and aggravation. The building inspection is a logical extension of the consumer protection movement.

ASSURANCE FOR BUYERS

Before buying a building, it is critically important to identify deficiencies that may exist and repairs that will have to be made. This not only enables you to plan financially, it helps avoid expensive surprises; surprises such as a leaky roof or an unstable foundation.

By providing you with information on projected maintenance costs, a quality inspection can provide a basis for planning and budgeting for the next five to ten years of ownership. And, you’ll have the comfort of knowing that the building you are buying is safe and sound, and the largest investment of your life is one that is sensible, based on being well-informed.

AN INVESTMENT FOR SELLERS TOO

Building inspection also works for the seller. Give your building the competitive edge when it comes time to sell. By doing a pre-listing inspection, you can ensure that there are no significant defects in the building. Since your inspector will give a rough estimate of the cost of repairs, you’ll be able to make informed decisions.

There may also be a tax benefit to a pre-sale building inspection. Money spent on repairs during the 90 day period prior to contract may reduce your taxable capital gain! Consult with your accountant.

ABOUT THE  INSPECTION

A professional building inspection is a thorough visual examination of the physical structure and systems of a building. More than 500 individual items are checked using a combination check list and narrative forms that includes:

  • Structural
  • Exterior
  • Roofing
  • Plumbing
  • Electrical system
  • Cooling system
  • Heating system
  • Interiors
  • Insulation
  • Ventilation

Accredited Building Consultants, Inc. performs inspections in a narrative format  (not a simple check list format) that includes digital photographs of major defects.

Inspections are Usually Scheduled Monday Thru Friday at  9:00 A.M. or 1:00 P.M. The report will then be delivered via fax, e-mail and or post marked within 24 hours of the time the inspection is completed.

ESTIMATED FEES

Estimated fees on commercial inspection are around twelve to twenty cents per square foot. Warehouse space is less than office space. Call Fred for a quote on your building.

MORE ON FEES

It is very difficult to have an exact fee because one size does not fit all in the commercial building inspection business. After inspecting over 2000 buildings I know I can expect some structures to take me longer to inspect than others. I also know that some reports will take me longer than others to write as well. The bottom line is that you get a proper inspection done and not have an inspector who is in a hurry because he knows the set fee he has will not be enough to cover his costs to perform the inspection.

CHOOSING A BUILDING INSPECTOR

Do your homework! Call, check references, ask for qualifications and affiliations.  Call the local building associations and/or consult with your real estate attorney. Be careful who you choose from a referral that may benefit from a biased report. Be sure to ask who is doing the inspection and to be sure he or she is qualified to do the inspection service. Inspectors that are serious about their profession do 250 to 350 inspections a year, they go to continuing education courses and belong to a home inspection association and/or are state certified contractors and/or qualified inspectors. Qualified individuals carry certificates from such organizations as SBCCI, CABO, ICC, UBCI or BOCA.

The State of Florida at this time does not license home and building inspectors.  Legislation has been in progress for years to license inspectors, but as of this time has not been signed by the Governor. Remember that good building inspectors do not and will not perform repairs on the buildings that they inspect.

Who will be performing my inspection with Accredited Building Consultants, Inc.? 

Only Fred Sylvester will perform your inspection. Not an employee with little or no experience. Mr. Sylvester is a State Certified Building Contractor since 1983 and is a Southern Building Code Congress International (SBCCI) certified building inspector since 1993. Fred has been in the construction business all his adult life and understands all facets of the building business. His dedication to his profession has been proven over the years by his involvement in the industry and community. Fred performs at least 200 to 300 inspections per year and will perform his inspection in your best interest.
